There is a significant need for new homes in Maidstone Borough. Maidstone Borough Council has identified a need for an additional 1,220 homes per year across the Borough until 2038.
Maidstone Borough Council’s adopted Local Plan (2021-2038) states that 35 new homes should be provided within Chart Sutton Parish. The housing need reflects the need both for private market housing and for affordable homes. Under our proposals, the land south of Warmlake Road would provide 35 homes, meeting the total allocation required for Chart Sutton Parish in the adopted Local Plan. 14 of these homes would be affordable homes (40% of the total number of homes delivered on-site).
The site is approximately 3.2 hectares in size, and it is the north-western parcel of a larger commercial orchard that extends to the south and east of the site area. The northern boundary along Warmlake Road is a mature woodland boundary with an established vehicle entrance used by the tenants of the commercial orchard. The eastern and southern boundaries are formed of established windbreaker hedgerows running parallel and perpendicular to the orchard, which provide wind protection as well as dividing up the entire orchard into a series of parcels. The western boundary backs onto neighbouring bungalows on Warmlake Road and Marsham Crescent and contains mixed hedgerow.
