Concept Plan
Taking into consideration the constraints of the site, we have drawn up an initial Concept Plan for the land south of Warmlake Road, showing how the land could be used to deliver new homes while providing a significant proportion of green space.
Our Concept Plan for the land south of Warmlake Road
The key features of the Concept Plan can be summarised as follows:
- New homes provided within the central part of the site currently used for the existing orchard, which has no value as an ecological habitat.

- Small development parcels, with properties ‘back to back’ to maximise active frontage onto amenity areas and green space.

- Retention and enhancement of the existing habitats on-site, including the tree belt along Warmlake Road and the hedgerows along the southern, eastern and western boundaries, reinforced with new planting.

- Development set back from the northern boundary to create an ‘ecological buffer’ area for the protection of the northern tree belt, containing sustainable drainage features (SUDS).

- Development set back from the western boundary to protect the privacy of adjacent bungalows on Warmlake Road and Marsham Crescent.

- Retention of an area of orchard in the eastern part of the site, providing eating apples for those living in the development and the wider community.

- Provision for areas of useable amenity space towards the centre of the site, within the development area.

- Retention of the existing access from Warmlake Road, widened to provide sufficient two-way access for vehicles.

- The south-eastern part of the site left unused to maintain agricultural access to the south and east.
